Site Requirements

• Free standing pad of 45,000 square feet of greater.
• Fee, lease, ground lease or build-to-suit.
• Building size of 6,500 to 8,000 square feet.
• Seating capacity of 220 seats minimum.

Trade Area

• Population of 50,000 or more in a three mile radius.
• Average household income of $45,000 to $90,000 in a three mile radius.
• Daytime population of 30,000 or greater.
• GLA greater than 1.1 million square feet in a two mile radius.

Activity Generators

• Major shopping center with high visibility and easy access.
• Strong balance of residential and business.
• Average daily traffic of at least 25,000 cars per day.
